A Deed Restricted Community

The Westwood Community Three Association maintenance program is an elective program. It is overseen and serviced by the Association in order to help the residents of Section 21.

The cost of services varies according to the model of the home. All homes receive the same services depending on physical considerations. Example; the roof of a home with a shingled roof is not painted while a roof of a home with a tile roof is. The rate you pay depends on these variances.

The contract has a 6 year term. (the current term began March 1st 2003 ) The contract has two components. Painting and lawn services. All work is scheduled by the Association in coordination with the vendors. In order to be fair to all homeowners there will be no favors or special considerations to any individual homeowner. While the Association will transfer all contracts to the new homeowner in the event of the sale of your home, this is elective by your purchaser. Please take this into consideration when selling your home and price it accordingly. All signing homeowners are responsible for the 6 year term of the contract regardless of where they live.

The following is a general overview and therefore not a detailed version of the actual contract:

LAWN MAINTENANCE: Grass will be cut and edged including trimming and blow off. It will be done 27 times per year as listed; 3 times in June, July, August and September. 2 times in February, March, April, May, October, November, December and 1 time in January. The actual cost of each mowing is approximately $9.50!

HOUSE AND ROOF PAINTING: Tile roofs are painted twice during the 6 yr. contract. One time and one time when the house is painted. Outside walls and trim are painted and pressure cleaned once during the 6 year term. Pressure cleaning of tile roofs is done twice during the 6 year term. One time and one time when the home is painted. Concrete "floors" around the house are also cleaned. If the roof color is changed there is a $75.00 additional charge payable to the painters. If the wall color is changed there is a $95.00 additional charge payable to the painters. Awning tops and sides are painted the same color at no additional charge. All custom work is negotiated between homeowner and painters. However in order to be fair to all homeowners a list of the most commonly requested additional services and prices has been negotiated in advance.

BLACK TOP SEALER is applied to the appropriate driveways every other year for a total of 3 times per 6 year contract.

LAWN SERVICES are provided by Desiano Lawn Services . They have been with us for over 20 years.

PAINTING SERVICES are provided by Evans Brothers Painting Contractors. They have been with us for over 20 years.
